Registration record

Managing agent change leads

Rental and housing registries record who manages each building. When that name changes, a new agent is auditing every contract the old one signed, and the incumbent vendors are the ones being audited.

In short

Housing registries record the managing agent for every registered building, and a change means every vendor contract is re-bid. We read registration feeds daily, match each change to the new agent, and send you the ones that fit what you do, with a verified decision-maker.

  • Public in cities with a rental or housing registry
  • Names the building, the owner and the new managing agent
  • One change on a portfolio can reopen dozens of buildings at once
  • FieldClients reads this record in your area every day and sends the leads: $800 to $2,000 a month by area size

What the record is

Cities with a housing-maintenance code require owners of multi-unit buildings to register annually and to name a managing agent, the company or person responsible for the building day to day. The registration is public, and so is every change to it: a new agent, a lapsed registration, a first-time registration on a new building.

The record carries the building, the registered owner, the managing agent with a business address, and the registration dates. Where an agent manages a portfolio, one change can touch every building on it at once.

The registry names the agent company, not the person there who awards contracts. Matching the agent to its portfolio, then to the property manager or director of operations who signs vendor agreements, turns the change into a lead.

Where it is published

  • NYC HPD registrations. Owner and managing-agent contacts for every registered multiple dwelling, on NYC Open Data, refreshed as registrations change.
  • City rental registries. Seattle RRIO, Washington DC basic business licences with a registered agent, and other rental-registration programmes that name a manager.
  • State licensing boards. Community-association and property-management licences in states such as Florida and Nevada, which name the managing firm.

Timing: when to reach out

The first sixty days of a takeover. A new managing agent audits the contracts it inherited, replaces the vendors it does not know, and sets up its own maintenance programme. Reach the agent in the month the registration changes; a year later the vendor list is settled again.

Managing agent change leads: questions

Is a managing agent change public record?

Yes, in cities that run a housing or rental registry. New York City publishes owner and managing-agent registrations for every multiple dwelling on its open-data portal; Seattle, Washington DC and several states publish equivalents. The change is visible when the registered agent on a building differs from the previous filing.

Why does a management change produce so much work?

Because contracts follow the manager. A new agent brings its own vendor list and audits everything the previous agent signed: maintenance agreements, guard coverage, cleaning, roofing and facade work. Every contract on the building is effectively re-bid in the first two months.

Who do I contact after an agent change?

The property manager assigned to the building at the new agent, or the agent's director of operations for a portfolio. FieldClients matches the registration to the new agent, finds that person, and delivers a verified decision-maker email on every lead. Company phone where listed.
