Markets and sources: what each area publishes

Every area publishes a different public record. This page lists the regions we read in the United States and the United Kingdom, and what each one puts on the record, so you can see what a feed built for your company would draw on.

In short

FieldClients reads the public record in 43 US regions and 20 UK regions. No two areas publish the same records, so every feed is built from the sources that area actually has. Not listed? Tell us the area and we scope the sources.

Why markets differ, and why the feed is tailored

A permit means one thing in New York, where it can be joined to a registered managing agent and a 23-building portfolio, and something thinner in a county that publishes permits and nothing else. A planning decision in Doncaster names the applicant and the agent; a Companies House filing names a new occupier before it has a website. The records that predict your work depend on which of these your area publishes.

So we do not sell a feed. We read what your area has, we work out which of it predicts the work you actually do, and we send only that. A security company and a cleaning company in the same city read the same public record and receive different leads. The regions below are the raw material; what you told us about your business is the filter.

United States

43 regions. Permits, violations, registrations and deeds, published city by city and county by county.

New York City NY

The deepest public record in the country, on one open-data portal refreshed nightly: DOB permits and violations, HPD violations and registrations that name the managing agent, FISP facade filings, certificates of occupancy and ACRIS deeds. Every building can be matched to the company behind it.

Long Island NY

Nassau and Suffolk permit through dozens of towns and villages, each on its own system. Coverage is assembled town by town; the county clerk records add ownership.

Westchester and the Hudson Valley NY

Municipal permitting, county deed records and a large managed multifamily stock. Thinner than the city, but the registration layer in the larger municipalities names who is responsible.

New Jersey NJ

Hundreds of municipalities, each issuing its own construction permits, over a state layer of multifamily registrations, structural integrity inspections and deed records. Read town by town.

Philadelphia PA

Licenses and Inspections publishes permits, violations, complaints and rental licences on an open-data portal with daily refresh, one of the best outside New York. Rental licences name the responsible party.

Pittsburgh PA

City permits and code cases are published, and the rental registration programme names the owner and local agent. Allegheny County adds deeds and assessments.

Boston MA

Inspectional Services publishes permits and violations, and the rental registration names the owner and manager of every rented unit. Suffolk County deeds add ownership.

Washington, DC DC

Permits, business licences with a registered agent for every rental property, code violations and recorded deeds, all on the district portal. The licence layer makes owner matching unusually clean.

Baltimore MD

Permits, code enforcement and the rental licensing programme are published; the licence names the owner and manager. Land records add transfers.

Charlotte NC

Mecklenburg County publishes permits and inspections through the county system. North Carolina bars rental registration, so matching leans on deeds and business filings.

Raleigh and the Triangle NC

City and county permits are published with inspections; no rental registry by state law. Ownership comes from county deeds and business registrations.

Atlanta GA

City permits through the Accela portal and Fulton County deeds. No rental registry, so the account layer is built from ownership and business records.

Miami FL

Miami-Dade permits and code cases on the county portal, plus the state licence file for community association managers, which names the management firm for condo and HOA stock.

Orlando FL

City and Orange County permits, code enforcement, and the state licence file for community association management firms. Hotel and hospitality openings show in state licensing.

Tampa FL

City and Hillsborough County permits and code enforcement, with the state licence file for association managers and a large multifamily and hospitality pipeline.

Jacksonville FL

Consolidated city-county permitting on one system, with code enforcement and Duval County deeds. Fewer layers than South Florida, read from one place.

Nashville TN

Metro publishes permits and code violations on an open-data portal, refreshed daily, with Davidson County deeds for ownership. A fast-growing hospitality and multifamily record.

Memphis TN

City permits and code enforcement through the city system, Shelby County deeds and assessments for ownership. Thinner registration layer; matching leans on ownership.

Louisville KY

Metro publishes permits and code cases as open data, with the county clerk for deeds. Compact, readable, refreshed regularly.

Cincinnati OH

City permits and code enforcement are published as open data, with Hamilton County recorder for deeds. The rental registration programme names the responsible party.

Columbus OH

City permits and code cases on the open-data portal, refreshed frequently, with Franklin County deeds. One of the larger midwestern permit feeds.

Cleveland OH

City permits and violations, a rental registration that names owner and local agent, and Cuyahoga County deeds. The registration layer is the useful join.

Detroit MI

Permits, blight violations and the rental registration and certificate-of-compliance programme are published. Wayne County deeds add transfers.

Chicago IL

A strong city portal for permits, violations, 311 and business licences, with the Cook County recorder for deeds. The registration layer is thinner than New York, so matching leans on licences and ownership.

Milwaukee WI

City permits and code cases, a landlord registration that names the responsible party, and county deeds. Compact and well published.

Minneapolis and St. Paul MN

Both cities publish permits and code cases, and rental licences name the owner and manager on every rented building. Hennepin and Ramsey County deeds add ownership.

Kansas City MO

City permits and code enforcement on the open-data portal, a healthy-homes rental inspection programme, and Jackson County records. Read from one portal.

St. Louis MO

City permits, code cases and occupancy permits are published, with the city recorder of deeds. Occupancy permits mark buildings coming into use.

Houston TX

City permits through the permitting portal, code enforcement, and Harris County clerk records for deeds. No zoning, so permits carry more of the signal.

Dallas and Fort Worth TX

Both cities publish permits and code cases; Dallas ran a rental registration and Fort Worth publishes through its own system. County clerks add deeds across the metroplex.

San Antonio TX

City permits and code cases on the open-data portal, with Bexar County deeds. Readable and refreshed daily.

Austin TX

One of the best-published permit records in the country: permits, inspections and code cases on the open-data portal with daily refresh, and Travis County deeds.

Phoenix AZ

City permits and code cases, and the Maricopa County rental registration that names the owner and agent for every rented property in the county. A strong account layer.

Denver CO

City permits, code cases and the residential rental licensing programme that names the owner and manager. Denver County records add deeds.

Las Vegas NV

City and Clark County permits, and the state real estate division's licence files that name community association and property managers. Hospitality openings show in licensing.

Salt Lake City UT

City permits and code enforcement through the city portal, with county recorder deeds. Business licensing marks new commercial occupiers.

Los Angeles CA

Building and Safety publishes permits, code enforcement and inspections on the open-data portal, and the rent registry names owners for rent-stabilised stock. County assessor and recorder add ownership.

Sacramento CA
