The UK signals we watch

Each one is a public, dated record that predicts commercial cleaning work, and a documented reason to get in touch this week.

Signal 01

Office and commercial consents

Change of use to offices, new commercial units, or external alterations on a fit-out clear planning.

A builders' clean at handover and then the contract clean; the occupier is choosing a cleaning contractor in the weeks before move-in.

Signal 02

Companies House: registered office changes

A company moves its registered office into a commercial address in your area, or incorporates there.

A new occupier lets its first cleaning contract with no incumbent to displace.

Signal 03

New food businesses

A restaurant, cafe or kitchen registers with the council and appears on the food hygiene register awaiting inspection.

Kitchen deep cleans, extract cleaning and a contract clean, needed before the first inspection.

Signal 04

Care, education and hospitality consents

A care home, school, nursery, hotel or gym is approved or changes provider.

Contract cleaning is specified from opening day, at a scale that pays for a year of plan.

Signal 05

Public cleaning tenders

A council, NHS trust, school or housing association publishes a cleaning lot on Contracts Finder or Find a Tender.

Multi-year contracts, where the notice date sets the clock.

Where the records come from

  • Planning registers. Every local planning authority publishes its applications and decisions. We read the registers daily: full permissions, reserved matters, amendments, discharge of conditions, listed building consent, with the applicant and the agent named on the record.
  • Demolition notifications. A demolition notice under the Building Act tells you a building is about to stand empty and a site is about to open. Published by the council alongside planning.
  • Companies House. New incorporations by SIC code and registered office changes in your postcodes, which is how a new commercial occupier shows up before it has a website.
  • Contracts Finder and Find a Tender. Published public-sector notices, council, NHS, education and housing, where the timing of the notice is most of the advantage.
Compliance. Every UK lead names a company and the person at it who awards the work, taken from the public record and verified against the company’s own domain where possible. For your outreach you are the controller under UK GDPR, and PECR applies to how you contact people: as a rule, corporate email addresses can be marketed to with a clear opt-out, while sole traders and partnerships count as individuals and need more care. We label anything unproven rather than hide it, and we never sell homeowner data.

UK commercial cleaning questions

How do you know a company is moving into an office?

From two public records read together: a planning consent or fit-out on a commercial address, and a Companies House registered office change or incorporation at that address. Either one is a lead; both together is a strong one.

Are these one-off cleans or contracts?

Contracts, mostly. A new occupier, a new food business or a care home lets a recurring clean. The builders' clean at handover is the one-off that often opens the door to it.

What does a UK cleaning plan cost?

£600 a month for a small area such as Doncaster, £1,050 for a medium one such as Bristol or Sheffield, £1,500 for a large one such as Greater Manchester or London. One plan covers every service you provide; only the size of the area moves the price. Month to month with 30 days' notice, no setup fee. Tell us what you do and the area, and within 24 hours you get a proposal with your exact rate and 3 to 5 sample leads from your own area, before you pay anything.

How is the feed built for a UK commercial cleaning company?

You tell us what you do and where. We work out which of the four UK records predict commercial cleaning work in your area, read them daily, and send only the ones that fit what you told us. England, Scotland and Wales; Northern Ireland on request.

Want commercial cleaning in your area counted?

Tell us what you do and the area. We read the register, count what it produces for a company like yours, and quote the band before you pay anything.
