The UK signals we watch

Each one is a public, dated record that predicts construction work, and a documented reason to get in touch this week.

Signal 01

Full and outline permission granted

A scheme clears planning, with the applicant and agent on the decision notice.

The main contract and the packages are still open; the agent is the route in before a contractor is appointed.

Signal 02

Reserved matters and discharge of conditions

Details are approved, or pre-commencement conditions are discharged.

The site is weeks from starting. This is the last window before tenders close.

Signal 03

Demolition notifications

A Section 80 notice is accepted on a building.

Demolition, site clearance and enabling works are let first, and the rebuild follows.

Signal 04

Public construction tenders

A council, NHS trust, school or housing association publishes a works notice on Contracts Finder or Find a Tender.

Framework places and direct awards, where the notice date starts the clock.

Signal 05

Land Registry: site sales

A site or building changes hands, with the buying company named in the corporate ownership data.

A developer who has just bought is about to submit, and wants a contractor before it does.

Where the records come from

  • Planning registers. Every local planning authority publishes its applications and decisions. We read the registers daily: full permissions, reserved matters, amendments, discharge of conditions, listed building consent, with the applicant and the agent named on the record.
  • Demolition notifications. A demolition notice under the Building Act tells you a building is about to stand empty and a site is about to open. Published by the council alongside planning.
  • Companies House. New incorporations by SIC code and registered office changes in your postcodes, which is how a new commercial occupier shows up before it has a website.
  • Contracts Finder and Find a Tender. Published public-sector notices, council, NHS, education and housing, where the timing of the notice is most of the advantage.
Compliance. Every UK lead names a company and the person at it who awards the work, taken from the public record and verified against the company’s own domain where possible. For your outreach you are the controller under UK GDPR, and PECR applies to how you contact people: as a rule, corporate email addresses can be marketed to with a clear opt-out, while sole traders and partnerships count as individuals and need more care. We label anything unproven rather than hide it, and we never sell homeowner data.

UK construction questions

How quickly does a planning decision reach me?

The morning after it appears on the register. There is no weekly batch: a permission granted on Tuesday is in your inbox on Wednesday, with the reference, the address, the applicant and the agent.

Do you cover Scotland, Wales and Northern Ireland?

England, Scotland and Wales planning registers are read the same way. Northern Ireland runs a separate portal; ask and we will scope it for your area.

What does a UK construction plan cost?

£600 a month for a small area such as Doncaster, £1,050 for a medium one such as Bristol or Sheffield, £1,500 for a large one such as Greater Manchester or London. One plan covers every service you provide; only the size of the area moves the price. Month to month with 30 days' notice, no setup fee. Tell us what you do and the area, and within 24 hours you get a proposal with your exact rate and 3 to 5 sample leads from your own area, before you pay anything.

How is the feed built for a UK construction company?

You tell us what you do and where. We work out which of the four UK records predict construction work in your area, read them daily, and send only the ones that fit what you told us. England, Scotland and Wales; Northern Ireland on request.

Want construction in your area counted?

Tell us what you do and the area. We read the register, count what it produces for a company like yours, and quote the band before you pay anything.
