UK fire alarm and fire protection leads from planning applications, HMO licensing and tenders

Every approved building needs a fire strategy before it opens, and the planning decision that approves it is public. Conversions to flats and HMOs, care homes, schools, hotels and warehouses each carry a fire package, and the applicant is named on the record.

The UK signals we watch

Each one is a public, dated record that predicts fire protection work, and a documented reason to get in touch this week.

Signal 01

New build and change of use

A new building or a change of use to residential, care, education, hospitality or storage clears planning.

Fire detection, alarms, emergency lighting and, on higher-risk buildings, sprinklers are specified at design stage; the fire package is open at consent.

Signal 02

Conversions to flats and HMOs

A house or commercial building is converted to flats or an HMO, at planning or on the HMO licence register.

Grade and category of fire alarm, fire doors and emergency lighting are licence conditions the landlord must meet.

Signal 03

Care homes, schools and hotels

A care provider registers with the CQC, or a school, nursery or hotel is approved.

Statutory fire safety on opening, and a maintenance contract for the life of the building.

Signal 04

Public fire safety tenders

A council, NHS trust or housing association publishes a fire alarm, fire door or sprinkler lot.

Multi-year servicing and remediation programmes, where the notice date is the lead.

Signal 05

Companies House: new occupiers

A company incorporates or moves into commercial premises in your postcodes.

A new occupier needs a fire risk assessment and a servicing contract before staff arrive.

Where the records come from

  • Planning registers. Every local planning authority publishes its applications and decisions. We read the registers daily: full permissions, reserved matters, amendments, discharge of conditions, listed building consent, with the applicant and the agent named on the record.
  • Demolition notifications. A demolition notice under the Building Act tells you a building is about to stand empty and a site is about to open. Published by the council alongside planning.
  • Companies House. New incorporations by SIC code and registered office changes in your postcodes, which is how a new commercial occupier shows up before it has a website.
  • Contracts Finder and Find a Tender. Published public-sector notices, council, NHS, education and housing, where the timing of the notice is most of the advantage.
Compliance. Every UK lead names a company and the person at it who awards the work, taken from the public record and verified against the company’s own domain where possible. For your outreach you are the controller under UK GDPR, and PECR applies to how you contact people: as a rule, corporate email addresses can be marketed to with a clear opt-out, while sole traders and partnerships count as individuals and need more care. We label anything unproven rather than hide it, and we never sell homeowner data.

UK fire protection questions

Which UK records predict fire protection work?

Planning decisions for new builds and changes of use, HMO licence registers, CQC registrations, premises licences and public tenders. Each one either creates a statutory fire obligation or lets a fire contract, and each names a responsible company.

Do you cover higher-risk buildings under the Building Safety Act?

Where the record is public we read it: planning decisions and the higher-risk building work that shows in them. Building Safety Regulator gateway applications are not a public feed, so we do not claim them.

Who is the buyer on a fire protection lead?

The company responsible for the building at that stage: the developer or main contractor during works, the landlord or managing agent on a conversion, the registered provider on a care site. We deliver that company and a verified decision-maker email. Company phone where listed.

How is the feed built for a UK fire protection company?

You tell us what you do and where. We work out which of the four UK records predict fire protection work in your area, read them daily, and send only the ones that fit what you told us. England, Scotland and Wales; Northern Ireland on request.

Want fire protection in your area counted?

Tell us what you do and the area. We read the register, count what it produces for a company like yours, and quote the band before you pay anything.
